
While my length of time in business as a Realtor® is not very long (almost 2 years), I have gained much respect from my clients. My years of work in the computer and Internet business have given me a sharp edge over the other agents! I have a network of web sites on which I advertise my listings, all of them ranked on major search engines such as Yahoo! and Google! In 2005 I had 31 closings, with 6 more pending deals closing in the next couple of weeks.
If the main quality you are looking for in an agent is a good negotiator, I have a couple of points to make. This is definitely a good quality - but not NEARLY as
important as Internet Marketing Skills. A Realtor® who cannot market online effectively is going to be left behind. 76% of people search for their homes online! A successful Realtor® will be signed up with realtor.com for additional services. Without this, the agent's listings will be on realtor.com, but will consistently come up at the BOTTOM of any search results. I subscribe to Showcase Listings, which ensures that the properties I list have multiple pictures and better, longer descriptions on realtor.com.
I also advertise on my own sites, which are very well ranked on search engines. My main site, www.ClevelandHousingMarket.com gets about 100-150 hits a day - all UNPAID, TARGETED traffic from Google, Yahoo!, MSN, etc. This ensures that anyone looking for property on search engines will keep finding my sites over and over. The truth about the success of Realtors®: The good negotiating is negotiating with buyers and sellers, convincing them to work with you! The rest is gravy! There are too many layers for a good negotiator to have much effect once someone is interested in a house. Buyer to buyer's agent to sellers agent to seller - it all gets filtered anyway. Try someone who will advertise enough so the right buyer with the deepest pockets is sure to see your listing!
I owe my quick success so far to my web sites. They have allowed me to sell many of my properties on my own without the aid of other Realtors®, and when I am the only agent involved in a transaction, my commission is lower!
As for commission, there are always bargain hunters looking for a cheap listing agreement. But what is more important to you, how much you pay or how much ends up in your pocket? I consistently get top dollar for my sellers. If your property is not effectively marketed by a discount Realtor®, do you really think you have the best chance of finding the buyer willing to make the highest offer?
